A former professional skateboarder plans to open a coffee shop and vintage clothing store at Sloan Corners in Allen on Dec. 14.
Michael Rammal, owner of Flat Grounds Coffee, will occupy a 2,823-square-foot space at 790 Waverly Drive within the mixed-use development at SH 121 and US 75.
The shop will serve espresso, matcha, sandwiches, salads and pastries alongside vintage clothing and collectibles.
The name nods to Rammal's decade as a professional skateboarder, What Now Dallas reported.
"Flatground" is a style of skateboarding, and Rammal told the outlet the concept blends skate culture with cafe culture.
"Everyone's tired of just going to bars and drinking. We want to do something a little more fun and exciting, bringing a different style of coffee shop to the area," Rammal told What Now Dallas.
Beyond the menu, Rammal said he plans to host live music, weekend markets and art shows. He told What Now Dallas he chose Allen after searching Dallas for a space that fit the concept.
A state permit filed with the Texas Department of Licensing and Regulation (TDLR) lists the interior finish-out at an estimated cost of $125,000. The permit names Allen 818 Waverly Retail No. 1, LTD as the property owner. Construction is scheduled to begin Sept. 25, according to the filing.
The TDLR permit lists a project completion date of March 12, 2027. Rammal has said the shop targets a Dec. 14 opening.
Flat Grounds joins a growing roster of tenants at Sloan Corners, a 261-acre development by Billingsley Company. The Allen Economic Development Corporation describes the project as featuring more than 6 million square feet of planned Class A office space, apartments, retail and 23 acres of parks.
Bravo Park, the development's central gathering space, opened Aug. 1, according to Star Local Media.
Other businesses preparing to open near Bravo Park include Rodeo Goat, Mexican Bar Company and City Futsal, according to Community Impact.
Rammal has described the Allen location as a flagship, with expansion plans once the first shop is established. Flat Grounds Coffee targets a Dec. 14 opening at 790 Waverly Drive.
