Crunch Fitness is pouring $400,000 into renovating its Allen gym at 510 N. Watters Road, according to a construction permit filed with the Texas Department of Licensing and Regulation.
The permit, registered under project number TABS2026026546, covers an interior renovation of 7,000 square feet within the 37,155-square-foot facility at Twin Creeks Village Shopping Center. The scope includes mechanical, electrical and plumbing work, with construction scheduled from July 30 through May 30, 2027.
The gym has operated at that address since it was announced in November 2023 as a $5 million conversion of a former UFC Gym space. The location currently offers boxing classes, cryotherapy, a cycle studio, a kids' club, tanning and HydroMassage, according to the Crunch website.
The TDLR filing lists Allen Fitness LP, a Corona, California-based entity, as the property owner and Mark Girnys as the tenant contact. JPlus Architects Inc. of Roseville, California, is the design firm. Jeffrey A. Gutknecht, a registered accessibility specialist based in Aubrey, filed the permit.
The renovation is privately funded by the tenant.
The permit does not specify what amenities or features are being added or upgraded. Crunch Allen sits in the Twin Creeks Village complex alongside Petco, Wells Fargo and Nail Lounge, near Twin Creeks Golf Club.
The Allen location is part of a broader Crunch Fitness push across the Dallas-Fort Worth area. Athletech News reported that CR Fitness Holdings, the brand's largest franchisee, plans to operate up to 20 Crunch clubs in the DFW metroplex, with six additional locations in the pipeline as of mid-2026.
As of Aug. 8, the permit's status is "Project Registered," meaning construction has not been confirmed as underway despite the listed July 30 start date. The filing lists a completion date of May 30, 2027.
