Allen recorded 91 home sales in August, down from 120 in July, at a median price of $530,000.
Homes spent an average of 50 days on the market, according to data Community Impact Newspaper reported Sept. 17. The 75002 ZIP code led the city in sales volume.
August's 91 sales were the fewest in five months. Allen recorded 120 home sales in July, 117 in June, 109 in May and 99 in April, according to Community Impact's monthly reports.
The median sale price, however, rose. In May, the median was $510,000. By August it had climbed $20,000 to $530,000.
The city's 2025 median home price was $522,500, according to Allen's fiscal year 2025 Popular Annual Financial Report. That puts the August 2026 median about $7,500 above the full-year 2025 figure.
Homes are also taking longer to sell. In May, the average listing spent 40 days on the market before closing. By August, that figure had grown to 50 days.
Allen's broader housing market has drawn national attention. WalletHub's 2026 report ranked the city No. 1 among small cities with populations under 150,000 for real estate market strength, according to a city of Allen news release. Allen also placed eighth nationally among 300 cities evaluated across 17 indicators.
"Current home prices are extremely important, but there's much more that you need to look at when determining the health of a city's real estate market," WalletHub analyst Chip Lupo said in the ranking report, published in late 2025.
Lupo cited cost of living, home value growth potential, new construction availability and job market quality as key factors in the evaluation.
Allen's population reached 114,647 in 2025, with a median household income of $137,627, according to the city's financial report. The Community Impact data compares August 2026 figures to August 2025 across several categories, though specific year-ago totals were not available for this report.
The next monthly snapshot will show whether September sales rebound or continue the five-month downward trend from July's 120-sale peak.
