Allen City Council unanimously approved a zoning change on July 28, clearing the way for 41 townhomes on nearly 6 acres near Central Expressway.

The project, called Townhomes of Allen Uptown, will replace land previously zoned for shopping center uses southwest of Allen Drive along the US-75 corridor. The unanimous vote was the final regulatory hurdle before the developer can move to the permitting stage.

As we reported July 24, the Allen Planning and Zoning Commission recommended approval 5-1 on Tuesday, July 7, sending the proposal to the full council. The item appeared as agenda item 4.1 at the P&Z meeting, which is available on ACTV's video archive.

What's planned for the site

The approved site plan calls for approximately 1.5 acres of open space with benches, a masonry wall and landscaping, public parallel parking spaces along Allen Drive, and a 10-foot-wide trail, according to Community Impact's earlier reporting on the proposal.

The zoning conversion trades commercial retail entitlements for residential density on a site that sat undeveloped under its previous shopping center designation.

The 41 units will bring new rooftops to a section of the US-75 corridor between Allen Drive and Central Expressway where the city has prioritized mixed-use growth.

What comes next

With the zoning change approved, the developer can now file for building permits. No construction start date has been announced, and the developer's name has not appeared in public filings available to the Allen Record.
